SAN JOSE — A mixed-use development of more than 300 homes, including scores of affordable residences, could sprout on a choice site next to a San Jose train stop, a new city report shows.

The project envisions 328 residential units as well as ground-floor commercial spaces next to the Blossom Hill light rail station in south San Jose.

The housing would consist of 239 market-rate apartments in one of two buildings and 89 affordable apartments in an adjacent building on the project site, which is at 605 Blossom Hill Road.

The project details are contained in a draft environmental impact report that San Jose officials began to circulate this month.

The existing site is a surface parking lot for the Blossom Hill light rail stop near the interchange of State Route 85 and Blossom Hill Road.

“The proposed project would demolish approximately half of the existing surface parking and associated landscaping to construct a new six-story, market-rate, mixed-use building and a new five-story affordable residential building,” the draft report states.

In addition to the residences, approximately 15,600 square feet of commercial space would be developed as part of the project.

“The project objectives include the creation of a high-density, transit-oriented, mixed-use development adjacent to the Blossom Hill Station and to provide affordable housing units” next to transit for households with low, very low and extremely low income, the draft report stated.

The development also envisions an upgrade of the adjacent Canoas Creek Trail.

Construction could begin this year and be completed by 2025. An alliance of three real estate firms, Republic Urban Properties, Swenson and EAH Housing, an affordable housing company, is developing the project.

“Vibrant community assets including a new transit plaza and trailhead plaza adjacent to the Blossom Hill Station” are among the project’s objectives, the city report states.
